HOME STAGING

This service is for a motivated sellers looking to move their property as fast as possible. Here at Exceptional Dwellings, we utilize our experience and knowledge of what buyers are looking for in a home. We dive into the data and decorate a home to showcase its features for its new owner. The scale of work may vary on how motivated a seller is and how much work it will need to reach top market value. This service is known to increase the sale of a property by 44%.

OCCUPIED STAGING

This service is for our property owners that are preparing their home to list on the market. Our clients still live at home and want a professionally staged home for sale that also still feels like home. With occupied staging, we handle all of the work of staging while utilizing our client's furniture. We may shift around décor and add a few pieces here or there, but this is for the home or family that needs to maintain its day-to-day busy schedule.

INTERIOR DESIGN

When selling a property, we showcase the best possible versions of our home, so why not do this for our homes when we plan on staying. Exceptional Dwellings has a skilled design team that works closely with our clients to establish and create a comfortable and desirable design plan. In this service, we want our client's houses’ to feel like a home, while maintaining their owners’ personal style.

CONSULTATIONS

In our consultations, we meet with clients to determine a strategy and plan of action for staging their homes. Exceptional Dwellings provides knowledge and expertise in producing a successfully staged home, while the client is responsible for physical in-home staging.

CONTINUED STAGING

Keep your office interiors up-to-date and current with continued staging. Our rotating term schedules are great for businesses that want to keep their spaces interesting for employees and clients. This service is based on need by the client and interiors can be “swapped out” and updated as often as you would like.

SEASONAL STAGING

Another option to continued staging would be our seasonal staging service. This service is set to occur seasonally. Offices that want to reflect the elements may opt for this to bring cooler pieces in for the summer months and warmer pieces in for the winter.

BUSINESS EVENT STAGING

Christmas parties, business anniversary celebrations, expos, you name it, and we are there. For special events and short-term services contact our office and ask about our event services. Let us handle the heavy lifting of design and create a memorable celebration for your business!

OUR PROVEN PROCESS

Our goal throughout any project is to deliver thoughtful and professional designs while creating an exciting and enjoyable experience for our clients. Our team of professional Interior Designers and Project Managers are available during the process to answer any questions and ensure the project is running on schedule, mitigating any potential problems, and providing you with an Exceptional Design to make all your future guests just a little jealous.1 - WALK THROUGH

Our number one goal is meeting yours. You’ll meet with our staff for a 30 minute in-person or virtual walk to go over your budget and overall design needs.

2 - PROPOSAL

A proposal is our 3-step process, which includes a home visit, a written proposal, and a detailed plan for staging.

Our creative team provides a design proposal customized to fit your needs, including furnishings, pricing + timeline.

3 - SOURCING

Once the client has reviewed the proposed design style and is in agreement, we will begin sourcing items for the project.

4 - INSTALL

All furniture and furnishings are installed in this phase. We dedicate at least one day to this phase, however, depending on your design plan and scope of work, additional days may be needed.

5 - DESTAGING

Breakdowns are scheduled upon acceptance of an offer + require 7 days advanced notice. Monthly extensions are available.

FAQs

Q- What is the difference between a consultation and a proposal?

A consultation includes a home visit and a detailed description of alterations we suggest in order to accelerate the home selling process. The physical staging is not included in this service and is the responsibility of the seller.

A proposal is our 3-step process, which includes a home visit, a written proposal, and a detailed plan for staging, and execution of the staging by our professional team and crew.

Q - How and when do I pay?

We accept cash, checks, and all major credit cards. Payment for consultations is due at the time of service. Complete payment for Proposals is due at-least 48 hours before the home staging process. A $100 non-refundable deposit is required to start the proposal process.

Q - What if I need to extend the length of the staging?

Our proposals are initially created on 30-day terms. However, we understand circumstances arise and staging may need to extend. Staging services may be extended for an additional fee.

Q - How long will it take to stage my house?

Our in-home staging is estimated to take anywhere from 4 to 8 hours.

Q - What are your hours?

We're open Monday through Saturday, 9 am to 6 pm, and closed Sundays (by appointment only). We understand there will be times when we need to operate outside of our normal business hours and we will accommodate this on a project-by-project basis.
